*Briefly explain why the request has now been referred to the Commission.
This project has been referred to commission because of the historic designation of the building's Lobby. The Miami Beach Historical Preservation Board and the Florida State Historic Preservation Office both recommended gains the implementation of a device providing vertical accessibility to the first and second floor because the only place to locate such device is in the lobby and they deemed the device would destroy the historic quality of the lobby. If there is no vertical accessibility to the room floors then it does not make sense to provide all of the rooms required with mobility features.

Issue 1: Florida-specific hotel/motel rooms Minimum height in parking structures Accessible parking
Vertical accessibility Toilet rooms

Comments:
We, the owner and the design team, have taken as many steps as possible to provide in this project as many of the accessibility features required by code as possible. We thank you for your consideration in waiving some of the requirements which are either not feasible or would destroy the character of this historic building.
